You will be required to bring several items to the settlement or closing, including a copy of a homeowner's insurance policy and a paid receipt representing one year's coverage. In some cases, the lender will require delivery of this and the termite inspection documentation prior to settlement. You must also have a cashier's check or certified check, made out to the settlement company, for the balance of the down payment and closing costs. Although your lender will have provided you, the purchasers, with a "Good Faith Estimate of Closing Costs" as part of the loan application process, your settlement or title company will also calculate approximately what you will owe.
Expect settlement to take about one hour, or longer if you should have many questions. You must also be sure to bring photo identification, such as your driver's license, to settlement. If you cannot attend settlement, a power of attorney must be done. Please inform me in advance of settlement if this situation is the case. You will need to appoint someone to be your representative for this transaction and the necessary paperwork, provided by the settlement company, will need to be completed in advance of settlement.
