Definitions of Components
- Allowance:- Method of fixing the cost of a specific component for establishing the base price of a given method. The allowance defines the quality and quantity level of the component. Allowances will generally represent the cost of doing an adequate job with builder's grade materials in the typical house. The allowance technique permits the buyer to upgrade and customize the house in either a functional or cosmetic way according to his/her preferences
- Cabinets:-Includes the kitchen cabinets and bathroom vanity
- Carpentry:-Includes all rough and finish labor
- Ceramic Tile:-Includes all labor and material to tile the tub recess. Price will vary according to tile selected
- Drywall:-Includes all labor and material
- Electric:-Includes all labor and material for the complete wiring system, light fixtures, hood fan and bathroom vent fan. Fixtures are treated as an allowance
- Excavate, Backfill, Grade:-Includes all excavating for the basement, crawl space and foundation. Back filling and grading is usually treated as an allowance expressed in hours, number of cubic yards or dollars
- General Contractor:-Includes all expenses to administer, supervise and co-oridinate all phases of the construction process. Overhead expenses include office staff, expeditors, sales staff and advertising expense. It must also provide for sufficient profit
- Hardware:-Includes all labor and finish hardware. This is typically an allowance
- Heating and Sheet Metal:-Includes all labor and material for the complete heating system, flashings, gutters and downspouts
- Insulation:-Includes all labor and materials for complete insulating
- Laminated Tops:-Includes all labor and materials for the kitchen countertops, snack bar, vanity tip, etc. Alternate materials are corian and molded marble
- Linoleum and Vinyl Tile:-Includes all labor and material to install floor coverings
- Lumber:-Includes all rough and finish lumber, aluminum siding and rough hardware
- Masonry:-Includes all labor and materials for the footings, foundation walls, brick veneers, basement floor, garage slab and stoops. It also includes the structural steel
- Millwork:-Includes finish trim, woodwork, windows, storms and screens, thremopanes, doors, weather-stripping, patio door and the garage door
- Painting:-Includes all labor and material for exterior painting, interior painting, sanding and staining woodwork. Ceilings are not painted, but receive one coat of white spray over the drywall
- Plumbing:-Includes all labor and material for rough and finish plumbing, including fixtures and faucets
- Roofing:-Includes all labor and material
